Real estate wealth, built the way it's operated.
Ephraim Holdings acquires, renovates, and manages workforce housing across the District, Maryland, and Virginia. We buy the way we already know how to run a building — with a construction and property management team in-house, not a spreadsheet and a hope.
One team, from acquisition to occupancy.
Most operators outsource at least one leg of this stool. We don't. Ephraim Holdings holds the general contracting, project management, and property management functions in-house, which means the numbers underwriting an acquisition are the numbers we've actually delivered before — not a third party's estimate.
Off-market and lightly marketed value-add multifamily sourced through direct broker, lender, and owner relationships across DC, Maryland, and Virginia — underwritten against a stabilized, in-house operating cost basis rather than a market assumption.
Renovation scope, budget, and schedule managed directly by a team with over $250 million in delivered capital projects — the same discipline used to build federal and commercial facilities, applied to unit turns and capital improvements.
Full-service leasing and property management, backed by relationships with rental and housing assistance programs that routinely fill units before renovation is even complete or a unit hits the open market.
Workforce housing is where operators earn their return.
Our thesis targets the "missing middle" — teachers, federal employees, healthcare and municipal workers — the people who keep the region running but get priced out of the neighborhoods closest to their jobs. Value is created through disciplined renovation and operations, not rent speculation: stabilize a property, run it well, and let forced appreciation do the work.
L'Enfant platted a capital meant to outlast the moment it was built in. We underwrite the same way — for a market cycle to pass through, not around us.
"We don't buy real estate and hope. We buy it because we already know how to build it and how to run it."
